Summary: Good investment for what I paid. The room was comfortable and clean. I slept very well. The manager was very nice. He did not speak much English so he got someone on the phone who did.
The only negative is that in your description it said there was free airport shuttle. There was not. I had someone at FCO who spoke with the manager who informed me this. I was advised I could take a taxi for approximately 30 euros or I could take the bus. Another desk at FCO looked up the location and told me which bus to take. A woman who spoke English helped me find the place when I got off the bus. It turned out the manager had been out looking for me. He had me speak to someone on the phone who was willing to take me to the airport for 30 euros. I received an email through Expedia in which the manager informed me through a translator about transportation to/from FCO as well. I chose to take the bus and had no problems.
I liked the location by the sea. Also your description said there was a/c. I did not see any a/c although it really wasn't necessary.
I had a nice stay and slept well and I was pleased with the place overall
