La Buona Maniera, located in Monteprandone, an attractive hilltop town with medieval-style houses and buildings, has the authentic charm of country tradition, together with comfort and contemporary design, in the heart of the Marche countryside. It was built in 2019, maintaining the general lines of the typical Marche house and with salvaged materials skilfully studied, with great attention to detail, by the owners. It has porcelain stoneware floors with vaulted Macerata ceilings in the living area and wooden-beamed ones in the sleeping area. The tranquillity of the location makes La Buona Maniera the ideal place for those who want to enjoy a peaceful holiday with the sea and the town centre close by.
Interior:
La Buona Maniera has two floors connected externally. Entrance on the ground floor is through a French window that leads into an open-plan living area and dining room. From here, through a glass door, you come to the large fully-equipped kitchen. Completing the floor is a double bedroom with joinable beds, a sitting room with fireplace, a wellness area with emotional shower, a bathroom with shower, a guest bathroom and a laundry room. An external staircase leads up to the first floor composed of a sitting room with fireplace, a small kitchen for breakfast and four double bedrooms with en-suite bathroom with shower. Two bedrooms have a private terrace, one of which has two Victorian-style bathtubs. Underfloor cooling system.
Park:
The house is located within 10 hectares of partly flat land, delimited by an automatic gate and a private parking area. The garden is large and adorned with trees and fields of sunflowers. A paved shaded area in front of the house is furnished with armchairs, a sofa and a small table where you can relax while enjoying the view of the surrounding hills. On the side of the kitchen and living area is an outdoor dining area equipped with table and chairs, ideal for outdoor meals in total relaxation. In front of the house, outside the living room, is a paved area set up with tables and chairs overlooking the pool. Incorporated in the external wall of the house is the wood oven, available to guests. A few metres from the house, across the lawn, are the trees surrounding the pool that create a shady area equipped with sunbeds and deck chairs.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The elegant and exclusive swimming pool lies in an area of the garden overlooking the open panoramic landscape, about 20 m from the house. The pool, accessible via Roman steps and measuring 15 x 5 m with a constant depth of 1,23 m, is lined in PVC with the border in travertine and has chlorine purification. The surrounding sunbathing area in lawn is equipped with sunbeds and deck chairs under the shade of the olive trees. A few metres from the pool is a cold-water shower. The pool is available from the last Saturday in April until the first Saturday in October.
Pets: On request. € 50,00 per animal per week to be paid on site. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
